Servicing both the public and private sectors, its clients include insurance companies, pension plans, private equity fund managers, corporations, family offices, and non-profits, universities and municipalities. -Who you areIn partnership with Colliers' other service lines, the Director of Development Management will drive the various stages in the real estate development process to achieve our clients' development goals by providing expertise that encompass a wide range of services, including specialty advisory and feasibility analysis, planning, design team procurement and management, construction oversight, and other client representation duties required through project lifecycles from initiation through to the realization of the commencement of revenue. - -What you bring

  • A minimum of 12 years of experience in real estate and land development -
  • A university degree or college diploma in business management, municipal law, engineering, architecture, urban planning, construction management or other relevant field (or an equivalent combination of academic and practical experience). - -
    • Regular involvement with professional associations such as NAIOP, ULI, ICSC, BILD or other relevant industry associations
    • Excellent knowledge of residential and commercial real estate and land development principles, practices, policies, and markets with proven ability to manage developments through the project lifecycle. -
    • Experience working on land acquisitions, design development, Official Plan and Zoning By-law amendments, Plans of Subdivision, Variances, Site Plan Control/Development Plan Approvals, Permit Issuance, marketing/leasing/sales, construction oversight, registration, certification, release of securities, and project close-out. -
    • Strong knowledge of various types of construction methodologies, project management methods and financial models, as well as building codes, contract law and relevant experience working with and understanding all aspects of development pro formas. -
    • Strong leadership and organizational skills with a proven ability to effectively influence others and resolve client, project and technical issues. -
      • Exceptional at multitasking, problem solving and prioritizing workloads. -
      • Excellent written and verbal communication and presentation skills -
      • Proficient in MS Project, MS Word, and MS Excel. - -
      • A firm belief in the value of service excellence
      • An aptitude for leading business plan implementation, land use amendments, zoning changes, and other regulatory variancesBonus skills and experience
        • An MBA or Law Degree would be considered an asset.
        • Professional industry credentials such as Professional Engineer (PEng), Registered Professional Planner (RPP), Registered Architect (RA), Project Management Professional (PMP), LEED Accredited Professional (LEED AP) or other similar industry-recognized designations are considered a strong asset.
        • AutoCAD skills considered an asset.What success looks like
          • You successfully identify development opportunities, lead the visualization process through marketable concepts, and lead business case analyses/feasibility studies for potential development projects and lead projects from initiation and creative visioning through planning, design, permitting and construction.
          • You perform due diligence on potential development opportunities, including understanding and management of planning restrictions, design opportunities, and financial implications.
          • You will lead and contribute to research and analysis in a wide variety of real estate focused consulting assignments.
          • You will manage applicable regulatory requirements through complete design and entitlement processes while identifying and implementing all opportunities to enhance project value. -
          • You will assist with the preparation of RFP documents for the procurement of consultants and contractors.
            • You maintain strong client relationships and act as the client's single point of contact throughout the development project to achieve the client's goals and objectives; hold responsibility for generation and issuance of skillful, concise, and correct reporting on project status by means of schedule updates, meeting minutes, financial records, and status reports as required.
            • You will partner with and assist the Development Accounting team to set up PO numbers for 3rd party consultants, and review and approve invoices for inclusion in monthly draw requests.
            • You will ensure clients' expectations and satisfaction are met or exceeded on all projects and clients' best interests are represented with respect to contractual, financial, and technical issues.
            • You will provide financial deal structuring support. -
            • You will assist in the ongoing maintenance and management of project files and archives with a keen eye towards best practices and detailed organization.
              • You will network within the Colliers enterprise and with external real estate professionals, investors, developers, landowners, and others to source and chase down new business.
