Role Summary
Apply maintenance and customer service skills to ensure overall
maintenance of the property, meet all applicable laws, as well as
the company's established standards. Troubleshoot and repair all
aspects of the property and its apartments; plumbing, electrical,
heating/cooling, carpentry, appliances, painting and drywall. The
Maintenance Engineer is responsible for supervising their
maintenance team to ensure the property, grounds, and equipment are
safe, orderly, and visibly appealing. Work may be performed
independently or as part of the maintenance team. This position
operates within and contributes to an environment with Fair Housing
laws.

Essential Functions
- Under direction of the Property Manager, supervises and
schedules maintenance activities for apartment community and
maintenance staff including but not limited to preventative
maintenance, routine repairs, capital improvement projects, and
annual inspections
- Accept work orders from residents and, when appropriate, route
to the proper personnel to ensure the work is completed to resident
and management's satisfaction.
- Draft Memos and/or make phone calls to residents related to
lease issues and preventative maintenance scheduling (electrical
equipment, plumbing, air-condition and refrigeration).
- Create a preventative plan maintenance system to stay on top of
HVAC, energy management, and mechanical systems and component
repairs.
- Identify and correct hazardous property conditions.
- Order supplies and manage the maintenance budget with the
property manager.
- Prepare vacant units for new residents ensuring that the unit
meets the company standards/checklist. Work with outside vendors
when appropriate to ensure the timely completion of unit
turns.
- Maintain the exterior grounds of the property and conduct
seasonal duties such as snow removal, pool maintenance, and the
season opening or closing of outdoor amenities.
- Conduct walk-through of the entire property to ensure
everything is in working order; if not, take the appropriate steps
for correction.
- Manage maintenance of properties to be inspection ready at all
times.
- Schedule outside contractors for projects, if
necessary.
- Attend staff meetings and complete virtual training as required
or requested.

- Act as property first responder in the event of an emergency
situation. Correct issues as quickly as possible to mitigate
damage. Document issues and communicate clearly to the PM and RPM
the details of the incident.
- Generate list of Capital Improvement projects, assist in
receiving quotes when needed to complete projects
- Manage maintenance team ensuring all are trained, motivated,
and productive each day at work. Assist with recruiting efforts to
fill vacant positions and train new employees when they are
onboarded.
Competencies
- HVAC experience required; Certificate preferred
- Experience with building facilities including but not limited
to electrical, plumbing, HVAC, painting, plaster work, electronic
doors and locks required.
- Excellent written and verbal communication skills.
- Experience with Microsoft Office products.
- Excellent time management and problem-solving skills
- Ability to lead and manage a maintenance team to accomplish
property goals and objectives
Supervisory Responsibility
Under direction of the Property Manager, supervises on-site
maintenance staff, which may include Maintenance Technician(s) and
Janitorial positions.

Physical demands
Walking, standing, sitting, crouching, crawling and climbing are
necessary throughout the day for 8 hours or more. May be exposed to
various weather conditions when working on the exterior of the
property. It may be necessary to lift weights up to 100 pounds. It
is essential to be safety-conscious as there is exposure to moving
mechanical parts, fumes/airborne particles and risk of electrical
shock.

Position type and expected hours of work.
This position is full-time. The scheduled hours for each shift will
be 8 hours. Some flexibility in hours is allowed.

Travel
Minimal travel is expected for this position.

Required education and experience
- Ability to read and write English, follow verbal instructions,
and use simple math.
- High School diploma or equivalent
- At least 3 years of Maintenance experience
- At least 2 years supervisory experience
- HVAC certification/experience
- Strong personal skills to interact with tenants.
- Programmable Logic Controllers
- Valid driver's license
